Frequently asked questions
Plain answers to the questions chartered surveying candidates and their counsellors ask about Survyr, the RICS APC, and how the platform fits the work.
Questions
What is Survyr?
Survyr is a preparation platform for RICS APC candidates, with AI coaching built in. It provides structured diary logging, competency tracking, the Final Interview (an AI mock interview), question banks, and document exports, all personalised to your pathway and entry route.
Is Survyr endorsed by RICS?
Survyr is an independent study aid and is not officially endorsed by RICS. All content aligns with published RICS requirements, but we recommend candidates always check the latest RICS guidance.
Who is Survyr for?
Survyr is designed for anyone preparing for the RICS APC final assessment. Whether you’re on the 24-month structured route, 12-month route, senior professional, or any other entry route, the platform adapts to your specific requirements.
Can my counsellor use Survyr?
Yes. Survyr includes a counsellor portal where your counsellor can review your diary entries, track your progress against competency requirements, and leave per-section feedback, all within the platform. Counsellors always use Survyr free of charge. Linking a counsellor and document sign-offs are included on every candidate plan, while receiving counsellor feedback, comments and meeting records is part of Pro.
Which RICS pathways are supported?
Survyr supports all 22 RICS pathways, including Quantity Surveying & Construction, Building Surveying, Commercial Real Estate, Valuation, Project Management, and more. Each pathway has its full competency framework built in.
Which entry routes are supported?
All 9 RICS assessment routes are supported: APC 24-month structured, APC 12-month, APC non-structured, Preliminary Review, Senior Professional, Specialist, Academic, RPQ, and Associate. The platform adapts diary requirements, competency levels, and submission documents to your specific route.
How does the Final Interview, our AI mock interview, work?
You join a video call with a three-person AI panel (a chair and two assessors) that runs the 60-minute RICS final assessment in the order RICS sets out: your 10-minute presentation, questions on your case study, your declared competencies, and the chair's ethics, Rules of Conduct and CPD block, then your last word. Every question is drawn from your own submission. There are two levels. Guided: a teleprompter drafts a suggested answer from your own documents the moment each question is asked, and you step the support down as you improve. Solo: no help and no pause, followed by a simple report showing each competency shown or not at your declared level, an ethics check, your presentation, and the three things to fix first. Part of Assessment Ready.
Can Survyr write my submission documents for me?
No. In line with RICS policy, Survyr never generates submission content. It is a coaching tool that helps you structure, review, and improve your own work. Your diary entries, case study, and summary of experience must always be your own words.
How does competency tracking work?
Every diary entry can be tagged with relevant competencies from your pathway framework. Survyr tracks your evidence against each competency at each level, showing you where you have strong evidence and where gaps remain.
What are the hot topics and how are they selected?
Hot topics are current industry issues likely to come up in your final assessment. Survyr’s library includes 39 researched 2026 topics ranked by assessment likelihood across three tiers: Must Know, Should Know, and Good to Know.
How many diary days do I need to log?
This depends on your entry route. The 24-month structured route requires 400 days, the 12-month route requires 200 days, and most other routes (non-structured, senior professional, specialist) do not have a diary requirement. Survyr tracks your progress automatically.
Does Survyr help with the case study?
Yes. The case study workspace includes a structured draft editor, compliance checker against RICS word count and content requirements, competency mapping, and interview preparation questions specific to your case study topic.
How does the question bank work?
The question bank contains practice questions aligned to RICS competencies across all 22 pathways, with model answers and competency-mapped scoring. You can filter by pathway, competency, and region, then run a practice session of any length. It uses spaced repetition to prioritise questions you’ve struggled with.
How many APC attempts do I get?
From 1 January 2026, RICS allows up to 5 assessment attempts per membership grade. The structure is 4 standard attempts plus 1 conditional fifth and final attempt. The fifth attempt requires you to complete 12 months of additional work-based experience and is subject to RICS approval. Successfully appealed referrals and upheld complaints do not count, and attempts before 1 January 2026 do not count (clean slate). The cap is per membership grade, so AssocRICS and APC are counted separately.
Can I access Survyr on my phone?
Yes. Survyr is fully responsive and works on mobile browsers. You can log diary entries, review questions, and access all features from your phone or tablet in the browser.
Can I export my data?
Yes. Survyr generates RICS-compliant exports for your diary, summary of experience, case study, and CPD log. Documents are formatted to match RICS submission requirements and can be downloaded as PDF or Word files.
Is there a mobile app?
An iPhone app is coming. Until then, Survyr works in any mobile browser, so you can use it on your phone today.
How does the AI coaching chat work?
The AI coaching chat knows your pathway, competencies, progress, and weak areas. You can ask it anything about your APC preparation and receive guidance based on where you are in your preparation.
Can I track my CPD hours?
Yes. The CPD tracker logs formal and informal activities, tracks hours against the RICS requirement for your route (48 hours per 12 months on APC routes, 20 hours on the Senior Professional and Specialist routes, with at least half formal), and shows whether you are on track.
What is the submission planner?
The submission planner provides a visual timeline with countdown to your assessment date, tracks document readiness across all required submissions, and helps you schedule counsellor meetings so nothing is missed.
Is there a free plan?
Yes. Free is the full Survyr preparation workspace. Draft your case study, summary of experience, senior profile or evidence portfolio, log diary entries and CPD, view the question of the day and read a hot topic a day. No credit card required. Upgrade when you want AI helpers across every module, clean exports, or the voice practice tools for the run-up to your assessment.
Can I cancel my subscription at any time?
Yes. Both monthly and annual plans can be cancelled at any time from your account settings, with no minimum commitment. Cancellation stops the next renewal and you keep access to paid features until the end of the period you have already paid for.
What’s the difference between Pro and Assessment Ready?
Pro (£15/month) adds AI helpers across every preparation module, with feedback inside Diary, Case Study, SoE and CPD, the full question bank with AI deep-dives, 50 AI coach messages a day, all hot topics with Ask AI, and unlimited clean PDF, Word and Excel exports. Assessment Ready (£20/month) adds the voice practice toolkit on top: the Final Interview with an AI assessor panel (2 a day, 15 a month), unlimited presentation rehearsals, post-interview analysis, hot topics deep-dive coaching, 200 AI messages a day, and AI CV import. It is designed for the final 8 to 12 weeks before you sit the assessment.
Do you offer student or group discounts?
Not as a published plan yet. If you are a university or an employer with several APC candidates, email hello@survyr.ai and we will talk about what would work for your group.
Is there a refund policy?
You can cancel any time and keep access until the end of the period you have paid for. Monthly plans are not refunded for the unused part of a month. For annual plans, UK consumers have a statutory 14-day cancellation right from the date of purchase, and a proportionate deduction may apply for the part already used. Your rights under the Consumer Rights Act 2015 always apply. Email billing@survyr.ai and see our full Refund Policy for details.
Is my data secure?
All data is encrypted in transit and at rest. We use Supabase for authentication and database hosting with row-level security policies ensuring you can only access your own data. We never sell your data. The service providers that process it for us (such as our AI and speech providers) are listed in our Privacy Policy.
What browsers are supported?
Survyr works on all modern browsers including Chrome, Firefox, Safari, and Edge. We recommend using the latest version of your browser for the best experience.
Does Survyr work offline?
Survyr requires an internet connection for most features, including AI coaching, the Final Interview and data syncing. Offline support for diary entry drafting is planned for a future update.
How is my data backed up?
Your data is stored in Supabase with automated daily backups and point-in-time recovery. You can also export your data at any time through the exports centre.
