1. What Survyr Uses AI For
Survyr uses artificial intelligence to support RICS APC preparation and coaching. Specifically, we use Anthropic's Claude large language models to power the Survyr AI coach, competency feedback on diary entries and case study drafts, mock interview panels, presentation Q&A, and question bank practice responses.
We also use Deepgram for voice features. For speech-to-text we stream your microphone audio in mock interview, presentation rehearsal, and spoken-answer practice; audio is processed in real time and is not retained by Survyr. For text-to-speech, the lines spoken by the assessor panel, presentation feedback, and Survyr AI voice replies are synthesised from text sent to Deepgram Aura-2 and streamed back to your browser. We do not authorise Deepgram to use this audio or text for model training.
2. AI Is Not a Substitute for Verified Guidance
AI responses on Survyr are generated by a third-party language model. They can be incorrect, incomplete, or out of date. You should treat every AI response as coaching guidance rather than definitive professional advice.
Competency frameworks, route requirements, and assessment criteria on Survyr are based on publicly available RICS documentation, and we keep them current to the best of our ability. Nonetheless, RICS updates its guidance regularly. Always verify requirements directly with RICS before relying on them for a submission, assessment, or career decision.
3. AI Is Not for Submission Content
You must not use Survyr's AI features to generate any content that will be submitted to RICS. This includes your diary, summary of experience, case study, presentation script, and interview answers.
RICS explicitly prohibits the use of generative AI in assessment submissions (RICS Candidate Guide, June 2025). RICS uses AI detection tools across all submitted material. Submitting AI-generated content is a breach of the RICS Rules of Conduct and can result in the referral of your assessment, the withdrawal of membership, and professional disciplinary action.
Survyr respects and enforces this policy. Our AI features are designed to help you practise, identify gaps, refine your own writing, and prepare for assessment, not to write for you.
4. RICS Responsible Use of AI Professional Standard
The RICS Responsible Use of AI professional standard came into effect on 9 March 2026 and applies to all RICS members and candidates in their professional practice. It requires members to use AI tools transparently, to verify outputs, to manage data protection and confidentiality, and to maintain human oversight of any AI-assisted work.
Survyr's AI features are designed to support candidates in complying with this standard when used as a coaching tool. You remain responsible for how you use AI in your wider professional practice and in your APC evidence.
5. Data Flow for AI Features
When you interact with an AI feature, the text of your message (plus any context the feature automatically attaches, for example the competency you are practising) is sent to Anthropic's API for processing. Anthropic's commercial API terms state that customer data is not used to train their models.
For mock interview and presentation rehearsal, your microphone audio is streamed to Deepgram in real time for transcription. Audio is not stored permanently by Survyr or Deepgram.

6. Ownership of AI Output
Survyr does not claim ownership of AI-generated coaching responses shown to you in the app. You may use those responses to guide your own learning and practice. You may not redistribute, scrape, or republish AI output from Survyr, because doing so breaches our Terms of Service and the RICS Rules of Conduct.
7. No Guarantee of Outcome
Use of AI coaching on Survyr does not guarantee a pass at assessment, membership, or any other professional outcome. The quality of your RICS submission and your performance at interview remain your responsibility.
